3.0 ASSESSMENT OF LAND STABILITY
3.1 Existing Conditions
The Noosa Planning Scheme 2020 includes a landslide hazard overlay map (Ref. extract in Text Figure 8)
which indicates that the proposed central development area has a Very Low/Low Landslide Hazard whilst
the proposed new residence has a Very Low/Low to Moderate Landslide Hazard. A small area in the
southern part of the site is mapped as having a High Landslide Hazard which is well away from the proposed
development areas.

It should be noted that the map is a broad-scale indication of the potential landslide susceptibility only and
is superseded by this site-specific investigation and analysis works. At the time of our visit, the proposed
development areas did not exhibit any indicators of global slope instability. No landslide back scarps,
groundwater springs, tension cracks, or areas of naturally ‘hummocky’ ground were observed.
3.2 Stability Assessment
The risk assessment for this project has been carried out following AGS 2007 Practice Note Guidelines for
Landslide Risk Management. Relative levels of risk and their implications are given in Table 1 overleaf, and
the Qualitative Terminology for Use in Assessing Risk to Property is attached.
