2. PROPOSED DEVELOPMENT
With reference to the town planning report (Adamson, 2018) 1 but noting the application is now to
create 20 lots, the following describes the proposed development.
The proposed development seeks to reconfigure the subject land to create 25 allotments, new road
and environmental covenants in accordance with the proposal plan (Attachment B). It is intended to
make the land development ready with the provision of necessary infrastructure and clear of
vegetation. The vegetation clearing is to be undertaken in stages to minimise the impact upon native
fauna”. The reconfiguration is summarised as follows:
• Lot 1 – containing the existing ‘Noosa Civic’ development as one allotment including
maintaining the internal road as private road, consistent with the current development
approval;
• Lot 2 – located at the north-eastern corner of the development with a 10m wide
environmental covenant along the frontage to Walter Hay Drive;
• Lot 3 – is located east of OS7.
• Lots 4-6 – located towards the southeast of OS7 and fronting the new road extension from
Hofmann Drive;
• Lot 7-9 - are located along the eastern edge of the development adjacent to Walter Hay Drive
with a 10m wide environmental covenant along the frontage to Walter Hay Drive;
• Lots 10 - 16 - located towards the south adjoining the conservation land to the south and
north or Eenie Creek. Proposed lots 10 and 11 also contain a 10m environmental covenant
fronting Walter Hay Drive;
• Lot 12 backs onto Cov L;
• Lots 17-21 – located south of ‘Noosa Civic’ (Lot 1) and fronting Hofmann Drive, located
opposite the residential development;
• Lot 22 - a vacant and cleared allotment, in the northwest adjacent to the Hofmann Drive
entrance. A 10m environmental covenant (for open space/visual amenity purposes), is
associated with the northern part of this lot; and
• Lots 23 -25 - located towards the north east on the opposite side of Walter Hay Drive which
contains an existing electricity supply easement along the eastern boundary and easements E
and D. It is proposed to provide two, 10m wide environmental covenants fronting Walter Hay
Drive, which are separated to provide suitable access for future development.
