PROPOSED RECONFIGURATION OF A LOT
216 BLACK MOUNTAIN ROAD, BLACK MOUNTAIN
1.0 INTRODUCTION
This report details the results of a geotechnical investigation undertaken for the proposed reconfiguration of
a lot at 216 Black Mountain Road, Black Mountain. The investigation was performed by Tectonic
Geotechnical Pty Ltd (Tectonic) for Murray and Michelle Richardson in accordance with Proposal P18150-
Rev0 dated 18 April 2018. Murray & Associates (Murray) are consulting planners for the project.
The investigation comprised digging of test pits at four locations, together with in situ strength testing, and
geotechnical laboratory analyses. This report summarises the results of the investigation and provides
geotechnical recommendations regarding the design of earthworks, footings, site classification, and retaining
walls. A qualitative and quantitative slope stability assessment is included. An assessment of positioning for
on-site effluent disposal has also been undertaken.
2.0 PROPOSED DEVELOPMENT
A Plan of Development, prepared by Murray (Ref. Dwg No. 61500, dated 5 April 2018) indicates that the
proposed reconfiguration will comprise dividing the existing allotment from one lot into two separate lots. The
northern lot (Lot 1) will retain the existing house and be of 3.333 ha; with the southen lot (Lot 2) being of
1.366 ha, where a new residence is to be constructed. A building envelope has been nominated at the
southern boundary of proposed Lot 2. The proposed access for Lot 2 was indicated by the client on site to
be along part of the existing access. A new access is to be created for Lot 1 off Black Mountain Road (Ref.
Text Figure 1).
Contour information (Noosa Council [NC], incorporated in to the Murray plan of development) indicates a fall
of around 10 m from south to north across the nominated building envelope. Cut/fill earthworks will likely be
required to provide a level building platform, however the extent and depth/height of such works would
depend on the type, position and size of residence proposed.
No further details regarding construction were provided.
