PROPOSED RECONFIGURATION OF A LOT
216 BLACK MOUNTAIN ROAD, BLACK MOUNTAIN
3.0 SITE DESCRIPTION
The existing allotment is described as Lot 9 on RP131369, with a total area of 4.7 ha, having frontage to
Black Mountain Road to the south. Surrounding the site are large rural acreage properties, with a mixture of
grazing and bushland. An overview of the site and surrounds is given below in Text Figure 2.

The topography of the overall allotment consists of two gullies to the north and south, orientated south-west
to north-east, separated by a central ridge. Black Mountain Road along the southern boundary, and the
central ridge, are situated at around RL 190 m AHD, with the bases of the gullies being around RL 150 m to
RL 160 m AHD.
Ground slopes recorded using a hand-held inclinometer were taken during the site walk-over, and indicate a
relatively consistent slope of 15° (27 %) is present across much of the proposed building envelope. The site
slopes down to the north, and short steep slopes of up to 35° (70 %) are present forming the creek sides at
the base of the gully. The route of the proposed new driveway access for Lot 1 is formed on a cut/fill bench
sidelong with the natural slope. The batter face of this was inclined at around 30° (58 %), with ground of
around 15° (27 %) below to the north. Recorded ground slopes are shown in Figure 1, attached at the end of
the report text.
Between Black Mountain Road and the southern boundary of the proposed building envelope, medium sized
mature trees were present, and the immediate slopes adjacent to the creek gully to the north were also
relatively densely vegetated. Vegetation around the proposed building envelope generally consisted of a
maintained grassed slope.
Overhead electricity wires were noted to run along the north-eastern boundary of the proposed building
envelope, as shown in Text Figure 1, denoted by an easement.
Site conditions at the time of investigation are shown in Text Figures 3 to 5 on the following page.
