Specific Outcome Probable Solution Response
AND
O125 Development is designed and sited within a S125.1 No solution provided R125 Alternative Solution (as no Probable Solution is provided)
park like setting, with landscape treatment The proposed expansion incorporates extensive landscaping,
enhancing and forming an extension of the including retained vegetation and landscaping within car parking
adjoining open space areas; area and a civic plaza at the northern end of the precinct which
AND represents an extension and connection of the natural features of
Covenant J, which is being retained..
For further detail refer to Appendix C – Landscape Concept.
O126 Development provides for strong visual links S126.1 No solution provided R126 Alternative Solution (as no Probable Solution is provided)
with Precincts B1, OS7 and E2; The proposed development provides a strong visual connection
AND between the expansion and the existing Noosa Civic.
The proposal includes a pedestrian link between the existing centre
and the expansion providing legible pedestrian connectivity through
the site.
This pedestrian link also allows for a visual connection to be
provided to the vegetation in Covenant J from both the existing
centre and the expansion.
The provision of the pedestrian link and the subsequent design of
the expansion and reconfiguration of the existing centre allow
Precincts B1, OS7 and E1 to physically and visually connect.
Refer to Appendix B – Architectural Drawings and Architectural
Design Report
O127 Development has strong pedestrian and S127.1 No solution provided R127 Alternative Solution (as no Probable Solution is provided)
bikeway connectivity with Precincts B1, B2 The proposed development provides a pedestrian link connecting
and E6; the existing Noosa Civic (in Precinct B1) to the proposed expansion.
AND That path extends through the expansion area and car park to the
internal loop road, with the ability to connect to a future pathway on
the eastern side of the loop road adjacent to Precinct E6. The
pathway from B1 to E6 aligns generally with the path shown on Map
SBC, albeit for pedestrians rather than bicycles. A path is provided
from the existing centre around Covenant J at the northern end of
the site to the proposed expansion for pedestrians and cyclists.
The proposed expansion does not prejudice the provision of
additional pedestrian and cycle links through the SBC as those
precincts are developed in the future, including Precincts E6 and E7.
Refer to Appendix B – Architectural Drawings and Architectural
Design Report.
O128 Development has strong business S128.1 No solution provided R128 Alternative Solution (as no Probable Solution is provided)
relationships with development in Precincts The proposed development has a strong business connection with
B1 and B2; the existing centre in Precincts B1 and B2 and forms an expansion
AND of Noosa Civic.
