3            Site Details and Characteristics
3.1          Site Details
3.1.1        Location
The site is located at 28 Eenie Creek Road and parts of the road reserve of Hofmann Drive and Walter Hay
Drive, Noosaville (refer to Figure 1 – Location Plan) and is referred to as Noosa Civic (refer to section 3.2.1
of this report). The site forms part of the SBC.
The site is situated within the Noosaville locality and is located approximately 26 kilometres north of the
Maroochydore Principal Regional Activity Centre.

3.1.2        Real Property Description
Part of the site is described as Lot 3 on SP246584, County of March, Parish of Tewantin.
For further details, a copy of the current title search and survey plan is included as Appendix M – Certificate
of Title, Survey Plan and Easement Documents to this report.

3.1.3        Shape, Size and Ownership
The site is irregular in shape. This shape is heavily influenced by road development within the vicinity of the
site, with the alignment of Eenie Creek Road, Hofmann Drive and Walter Hay Drive influencing the shape of
the site.
The total area of the site is approximately 317,300m² plus approximately 938m2 for the road reserve area.
QIC Noosa Civic Pty Ltd is the registered owner of Lot 3. The Department of Natural Resources and Mines
for the State of Queensland is the owner of the Hofmann Drive and Walter Hay Drive road reserves.

3.1.4        Easements
The site is affected by a number of easements.
