Town Planning Report
28 Eenie Creek Road, Noosaville and parts of the road reserves of Hofmann Drive and Walter Hay Drive
The site is mapped, for the purposes of the State Planning Policy, as containing Matter of State Environmental
Significance (MSES) – Wildlife Habitat, MSES – Regulated Vegetation (intersecting a watercourse) and MSES
- Wetlands (palustrine, estuarine and lacustrine). The wetlands are also mapped as referrable wetlands of
general ecological significance for the Environmental Protection Act 1994 (EPA). These wetlands and
regulated vegetation intersecting a watercourse are not located within that area of the site the subject of the
proposed development and are located proximate to the roundabout at the intersection of Hofmann Drive and
Rene Street. The site is within the Coastal Management District.
An unnamed watercourse is mapped as being located on part of the site adjacent to the roundabout at the
intersection of Hofmann Drive and Rene Street. Eenie Creek is located on an adjacent property to the south
of the site and flows to Lake Weyba to the east.
The site is situated approximately 2.4km west of Lake Weyba and 2km south of the Noosa River Wetlands,
two areas identified as nationally important wetlands in the Directory of Important Wetlands in Australia.
The Noosa Plan identifies the site partly as an Environmental Protection Area and partly as an Environmental
Enhancement Area (refer to Figure 7 – Biodiversity Overlay Map).
Refer to Appendix F – State and Local Government Ecological Assessment of this report for further
details.
3.2.4 Topography
The site is generally flat to gently sloping, with the natural ground level varying between RL 5.3m and RL 8.3m.
3.2.5 Site Contamination
The site is not included on the Contaminated Land Register (CLR).
The site is included on the Environmental Management Register (EMR). The site is identified as having been
subdivided from a larger site (Lot 2 on SP182880) which was subject to a Notifiable Activity, identified as a
Service Station. The service station is now located on the site.
A copy of the CLR and EMR search extract for the site is included as Appendix N – ELR/CLR Search Extract
of this report.
3.2.6 Heritage
The site is not identified as a heritage site of local significance and is not included on the Queensland Heritage
Register pursuant to the Queensland Heritage Act 1992.
Further, the site is not listed on the Aboriginal and Torres Strait Islander Cultural Heritage Database or the
Aboriginal and Torres Strait Islander Cultural Heritage Register maintained by the Department of Aboriginal
and Torres Strait Islander and Multicultural Affairs.
Refer to Appendix O - Aboriginal and Torres Strait Islander Cultural Heritage Register Extract.
3.2.7 Flooding
The site is mapped, for the purposes of the State Planning Policy, as being within a Flood Hazard Area - Level
1 - Queensland floodplain assessment overlay.
A small area of the site, near the southern boundary, is identified by The Noosa Plan as being located within
the Flood Hazard Area.
For further details, refer to Figure 8 – Natural Hazard: Landslide and Flooding Overlay Map.
3.2.8 Bushfire Hazard Area
The State Planning Policy maps the area within which development is proposed as being within a bushfire
hazard area, of very high or high potential intensity. Part of the site, aligning broadly with the western extent
of the existing Noosa Civic, is mapped as being within a potential bushfire impact buffer area.
The site is identified by The Noosa Plan as being located within the medium bushfire hazard area.
For further details, refer to Figure 9 – Natural Hazard: Bushfire and Acid Sulfate Soils Overlay Map.
