1. Introduction
Tod Consulting has been engaged by Sunshine Butterflies to prepare a civil servicing statement in
support of a proposed 1 into 2 lot rural residential subdivision development and development application
to Noosa Shire Council of the property at 468-472 McKinnon Drive, Cooroibah, lot 2 SP199340. The
purpose of this report is to address the civil servicing for the development including, access, stormwater,
water and sewerage. This report was compiled using information from the following sources:

     • Dial Before your Dig (DBYD) information
     • Noosa Shire Council interactive mapping
     • Queensland Globe
     • Google Imagery
     • Plan of Development

Existing Property and Features:

The total site area is 3.908 Ha and contains a single residential dwelling and some sheds. The location
is shown in Appendix A. The site is bordered to the north by a Unitywater easement containing a trunk
watermain. The lot is accessed via a shared driveway within an easement on the adjacent property
immediately to the west, lot 1 on SP199340. Sunshine Butterflies “Our Backyard” is located on the
adjacent block to the south.

2. Proposed Development & Access
The proposed development is for a 2 lot rural residential subdivision. The proposed lot layout is
contained in Appendix B of this report. The new lots will continue to the accessed from the existing
driveway and easement through the adjacent property to the west. The existing easement is 78m long.
Access to lot 2 will be via a 41m long easement on the new lot 1. This will make the total access length
for lot 2 approximately 120m. As such it is proposed to construct a passing bay within the new section
of the driveway on the new lot 1.

3. Stormwater
Roofwater from the existing house on the site discharges into the dry gully east of the house that feeds
in to the existing dam located in the eastern section of the lot. It is proposed that this arrangement be
retained.

Roofwater from any new dwelling constructed on the newly created lot 2 would similarly be discharge
onto natural ground east of the dwelling, and allowed to sheet flow to the existing gully within the lot on
the eastern boundary.

4. Water and Sewer
The existing dwelling on new lot 1 has an existing septic sewer system and infiltration trenches as shown
on marked up plan in Appendix C. It is proposed to retain this system for the existing dwelling.

Aussie Soil Investigations have been engaged to prepare an effluent disposal report for the new lot 2,
which will be provided separately to this report.

The existing dwelling on lot 1 also has a town water connection from the Unitywater trunk watermain,
as shown on the marked up plan in Appendix C. This water supply will be retained as part of the
development to continue to supply water to the existing house.
