Business Park Precinct
(a) The Business Park precinct facilitates commercial office space for businesses and a range of professional
services including health and wellbeing, education, research and technology and knowledgebased industries.
(b) Development is of a high standard of architectural design, particularly at gateway sites to the Noosa Business
Centre.
(c) Buildings address the street frontages and car parking is located to the rear of or under buildings or otherwise
not located on the primary frontage and screened to the street.
(d) Buildings are of subtropical design with lightweight construction arranged in the form of pavilions allowing for
pedestrian permeability and landscaping between buildings to create a place overall recognisable as having a
Noosa style.
(e) Character landscaping is to be located at the corner of Walter Hay Drive and extends along a portion
of Hofmann Drive providing a Gateway landscape buffer to transition from the natural high form bushland setting.
This landscaping shall include key feature mature trees interspersed with dense mid and low form vegetation to
frame the gateway location. High quality feature landscaping is to be provided further along the Hofmann Drive
frontage incorporating interspersed mature feature trees to frame access points, allowing for some visual
permeability of buildings with dense mid and low form plantings that complement and contribute to the
surrounding parklike setting.

Retail Precinct
(a) The Retail precinct accommodates subregional retail uses for Noosa Shire and includes within the existing
shopping centre, a discount department store, fullline supermarket and specialty retail including food and drink
outlets and associated car parking.
(b) In the Retail precinct, the total combined retail gross floor area does not exceed 24,500m2 with future
development to ensure integration, accessibility and linkages from the Village Mix Use precinct to the existing
Retail precinct.
(c) Development adjoining the Village mixed use precinct incorporates landscape and architectural design features
that are consistent with the form of development in the Village mixed use precinct to create a integrated
appearance.
Village Mixed Use Precinct
(a) The Village Mixed Use precinct facilitates mixed use development focused around a village style main street
connecting to the existing shopping centre by an activated, pedestrian focused open air community village
green space.
(b) The village green space is to be a multipurpose, flexible green space providing for both informal and formal
recreation and activation space for community events and general congregation. Landscaping is to be of high
quality and in keeping with the natural bushland backdrop of the centre.
(c) In the Village Mixed Use precinct, the total combined retail gross floor area does not exceed 7,500m2, with
future development to ensure integration, accessibility and linkages from the Village Mix Use precinct to the
existing Retail precinct.
(d) Retail uses concentrate along the main street which forms the core of the precinct with continuous active street
