Plot ratio

For the Major centre zone the plot ratio of a building does not
exceed:
(a) for Noosa Junction:
(i) 2.15:1 where the residential component is
entirely small dwellings and a minimum of 20%
of the total residential gross floor area is
affordable rental premises; or
(ii) 0.8:1 for the first 2,000m² of site area, and 0.3:1
for the balance of the site area in excess of
2,000m² for development on Lot 54 RP139776
(Noosa Fair); or
(iii) 1.9:1 otherwise
(b) for the Noosa Business Centre:
(i) Showroom precinct 0.8:1
(ii) Business park precinct 0.8:1
(iii) Retail precinct 0.5:1; or
(iv) Village mixed use precinct:
(A) 2.15:1 where the residential component is
entirely small dwellings and a minimum of
20% of the total residential gross floor
area is affordable rental premises; or
(B) 1.9:1 otherwise

zone, plot ratio calculations are for that part of the site in the
Major centre zone only.
Editor's note— Where a property is included in more than
one zone, for example the Major Centre Zone and the
Environmental Management and Conservation Zone, only the
portion in the Major Centre Zone is considered when
calculating plot ratio, as the portion in the Environmental
Management and Conservation zone contributes nothing to
development yield.
