Buildings and other structures: Buildings and structures are no more than:
(a) are low rise and have a visual bulk and architectural (a) 4 metres in building height (for buildings) and height (for
scale consistent with the open space character of the structures) measured from the ground level if within the

Site cover, gross floor area and building bulk

Building and structures have a small footprint on the site, do Site cover does not exceed:
not reduce the useability of open space or dominate the site. (a) 45% for the portion of Lot 3 SP 246584 north of Walter
Hay Drive, Noosaville; or
(b) otherwise 10%.
Editor's note—any structures greater than 1 metre above
ground level will contribute to site cover as well as balconies,
roof patios, decks and the like.

zone, site cover calculations are for that part of the site in the
Recreation and Open Space zone only.
Editor’s note– Where a property is included in more than one
zone, for example in the Recreation and Open Space zone
and the Environmental Management and Conservation Zone,
only the portion in the Recreation and Open Space zone is
considered when calculating site cover , as the portion in the
Environmental Management and Conservation Zone
contributes nothing to development yield.
