The materiality expresses both a sense of arrival, in particular the Gateway office building (building 4),
and intimate areas with extensive landscaping, active edges and shaded canopies that create a series
of places with different things to do and which create a village-like experience. Walkable, legible
connections with improved line of sight deliver pedestrian permeability with direct access to tenancies.
These are extended throughout the development and seamlessly connect to the established Hofmann
Drive shared pathways external to the site and towards Noosa Civic.
These design elements contribute to a safe and highly legible development. The elements reflect
CPTED principles with naturally lit nodes, passive surveillance, clear access control measures and
reinforcement of legible pathways. The landscaping choices are cognisant of height, types of plant,
and planting density to allow for a textural aesthetic.
The proposed uses will also contribute to an active mixed-use environment at different times of the
day and night and will contribute positively to the creation of a more lively, convenient place that is
considered to appropriately address Council’s concerns.
The changes to particular buildings are discussed below and noting Council’s desire as expressed in
Issue 3 sub-item 10 below to create ‘street’ type experiences.
Building 1 – Marketplace
Figure 13 below shows a comparison of the lodged design with the revised layout. The key changes
include:

•     Reduction in the overall number of tenancies from 12 to 9;

• Creation of landscaped breakout areas adjoining the small-scale tenancies that reduce the overall
      building bulk to appear as a cluster of 3 buildings. These common spaces provide opportunities for
      a range of daily activities that will contribute to a thriving precinct;

• Retaining the logical positioning of larger anchors in the southern building of the marketplace
      (Tenancies T03 and T04) that provides an entry statement from the southern entrance; and

• Flanking the start-up and incubator spaces within the marketplace with a larger retail showroom to
      the northern edge (Tenancy T11). Figure 14 illustrates, the angular forms, change in building
      height and elevational treatments combine to deliver a striking design that creates a landmark
      within the internal streetscape.
