• Creating manufacturing and retail environments with authenticity and character;
• Encouraging community engagement with opportunity in skills-based education;
• Embracing the connection with the surrounding natural environment with inclusion of low- and
high-level vegetation;
• Promotiong the use of local and sustainable building materials
• Creating adaptable and open spaces with shopfront variations that filter natural light and
ventilation
The example layouts demonstrate how tenancies can adapt to the business needs with opportunities
to amalgamate tenancies to adapt to the stages of business growth – Start-up; growth; expansion; and
maturity. The commercial shopfronts can be adapted to suit tenant needs, providing an alternative to
fixed glazing and allowing for an indoor / outdoor experience.
Building 2 – F&B Pavilion
The Food and Beverage Pavilion has largely remained unchanged, with the overall building footprint
similar. Tenancy 22 now has more of an outdoor dining focus than being a fully enclosed tenancy with
permeable edges. A shared PWD toilet is included to improve amenity for employees and visitors.
The positioning of the F&B Pavilion on the site acts as a central node and landmark off the main
vehicle entry. The pedestrian access points to the F&B Pavilion are logical, equidistant and deliver a
connected and permeable pattern of safe, navigable and attractive walking environments from the
other buildings.
Figure 18 illustrates a comparison of the lodged design with the revised layout.
