          S21.1 With the exception of buildings within the Industry Zone, buildings
          a) use a mix of lightweight and textured external building materials, including timber finishes;

In representing what’s considered to be ‘Noosa Style’ the architectural vision has combined coastal
hinterland vernacular and aesthetics through the use of robust, traditional materials intertwined with
landscaped elements that create pleasant indoor and outdoor spaces and enhance key vistas. This
has focused on the following key elements:

•     Enhancing the natural covenant area arrival and departure experience from Hofmann Drive;

• Climatic response with passive design interventions for cross-ventilation from the north whilst
      reducing western sun exposure;

•     Lightly clad structures with sustainable timbers, especially on upper levels;

• Variation in fenestration elements including a range of permeable and transparent shopfronts that
      avoid blank walls and create active street frontages;

• Facades with different planes, projections and landscaped insets to avoid any blank or flat exterior
      elements;

• Attractive public spaces and walkways with low and high-level vegetation and integrated seating
      which encourages people to linger and may include areas suitable for approved footpath trading,
      external display, pop-up experiences and outdoor dining;

• Skillion roofs sloping downwards from front to rear, with flared corners, voids and fly-over
      elements as experienced at street level.
