Response to sub-item 13: As noted earlier in response to Issue 3, sub-item 9, the commercial office (Building 4) includes a reduction in height from 4 to 3 storeys, being ground floor and 2 storeys, with an overall build height from finished car park level of 11.9m (excluding rooftop plant and lift overrun). The prominent position, scale and the tower’s striking sub-tropical design elements mean Building 4 will become a highly recognisable gateway signifying confidence in a resurgent and evolving Shire Business Centre. The two upper levels are designed to address the contrasting scales of the existing and future built environment in the vicinity of the building. A reorientated external breakout space on the north-east corner of level one and defined landscaped garden at the ground plane provides a significant visual improvement to the streetscape. This modulation to the façade also assists to reduce any perceived issues with building bulk.
