Response to sub-item 28:
The traffic engineers at Cambray and architects at Buchan have reviewed this requirement. As
detailed in Section 8.0 (page 19) of the revised traffic report, it is confirmed that Class 3 will be used
as an applicable basis for our design based on the proposed larger proportion of the slow trade uses
proposed (i.e. retail showroom and offices). By utilising the Class 3 requirements, this will allow the
proposed development to achieve additional parking spaces on site.
The Class 3 definition is identified as follows:
Class 3 applies to “Short term city and town centre parking, parking stations, hospital and
medical centres” and Class 3A applies to “Short term, high turnover parking at shopping
centres”.
The proposed development is compliant with the Class 3 requirements, as the aisle width is wider
than the Class 3 requirements. Please refer to the amended proposal plans in Appendix C for full
details.
29. The kerbline adjacent to the northern side of tenancy 23 creates a narrower section of main
roadway than proposed west and east of that section. A consistent width should be provided.
Similarly, the landscaped island diagonally opposite the north-eastern corner of tenancy 23
intrudes into the north-south aisle more than the width of that aisle further north. This should
be rectified.
Response to sub-item 29:
A consistent kerb alignment is to be provided at the main entry continuing along the main east west
circulation aisle. The swept path below provides a rectification on the above matters related to
inconsistent width of the main roadway adjacent tenancy 21 (formerly T23). Refer to Figure 38 below
for more details.
