PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 6 SEPTEMBER 2016
c) a high level of visual amenity is maintained when viewed from the watercourse and
adjoining lands;
d) they avoid conflicts with uses in the water and on the foreshore and adjoining lands;
e) cluttering of watercourses is avoided;
f) excessive traffic volumes within foreshore areas and adjoining lands are avoided;
g) materials blend with the natural surrounds; and
h) they reflect the character and setting of the immediate surrounds or the locality.
The deck extension removes the existing docking facility for vessels and extends a raised deck to
the lot boundary. Boats at the new deck would be unable to dock within the lot.
O8 Large jetties, pontoons and wharves that are capable of serving other uses, such as for
private recreational purposes, are not permitted.
O9 Prescribed tidal works are designed and constructed for the sole purpose of providing access
to vessels and are sited and designed to avoid—
a) cluttering of watercourses;
b) excessive traffic volumes within foreshore areas and adjoining lands; and
c) conflicts with uses on the foreshore and adjoining lands;
d) unacceptable risks to personal and public safety.
The proposal is for a very large deck designed to provide for outdoor dining and commercial
areas. The deck is not for marine purposes and reduces the overall marine functions of the
development.
The deck adds a substantial area of additional built form on the Noosa River and adds additional
bulk and visual clutter.
The deck is likely to increase traffic volumes on adjoining lands already subject to intensive
activity and parking demand. The development is unable to cater for additional traffic or parking
demand within the site.
The deck extends toward the public jetty directly to the north and would appear to restrict the
utility of that public jetty somewhat. The works would also result in the removal of an existing
table and chairs located in the foreshore area adjacent to the entrance/carparking.
