PLANNING & ORGANISATION COMMITTEE MEETING AGENDA 9 DECEMBER 2014

2. SITE DETAILS
2.1. Background
This application is essentially Stage 6 of a 6 staged development, with each stage submitted as
individual applications. Stage 5 (REC14/0008) is before Council and proposes 5 residential lots
accessed from the new ‘Masonry Road’ and is to be constructed concurrently, should this
application be approved. Details of the other stages are as follows:
 Stage 1 has been approved creating Lots 1, 2, 3, and 4 fronting Lake Macdonald Drive
      (REC13/0015)
 Stage 2 has been approved creating Lot’s 5, 6 and 7 fronting Wilgee Court (REC13/0095).
 Stage 3 (REC13/0146) is before Council and proposes 16 residential lots accessed from
      Blue Wren Place.
 Stage 4 (MCU13/0226 & REC13/0148) proposes 25 residential lots, is before Council and
      adjoins Stage 3.
2.2. Site Description
The site is traversed by two tributaries of Six Mile Creek, described as the eastern and western
tributaries. The location of the 2 tributaries is identified in Figure 2 below. Approximately 70% of
the land is flood affected, except for an area where a playground and some residential lots are
proposed as part of Stage 3, REC13/0146. The majority of the land is pasture except for a
narrow stand of riparian vegetation along the creek lines and a low lying area to the southwest
corner of the lot. The site slopes gently from the northern boundary toward the waterways.
