PLANNING & ORGANISATION COMMITTEE MEETING AGENDA 9 DECEMBER 2014

Figure 1 - Lot layout

Access to the lots will be via the new “Masonry Street” cul de sac, a continuation of an unformed
stub road off Cordwood Drive. All residential lots are sited on the eastern side of Masonry Street,
adjoin existing detached housing lots and have some views across to the park and to the eastern
and western tributaries.

The majority of the land is flood affected but all residential lots are Q100 immune. Stormwater
runoff from all lots drains to the street then is treated within a bio-retention system located in the
balance lot, before being released to the eastern tributary. The applicant proposes to rehabilitate
a 10m wide corridor for the full length and both sides of the waterway.

A footpath is proposed from the end of the cul de sac across the eastern tributary, connecting to
the adjoining proposed parkland which is part of a separate subdivision application REC13/0146.
A foot bridge proposed across the waterway within the park lot (Lot 100) is also forms part of the
stormwater detention strategy.

The applicant seeks to off-set the Park Infrastructure Contribution of this development by
providing a playground on adjoining land subject to development application REC13/0146 as
provided for under the Sustainable Planning Act 2009. An Infrastructure Agreement is proposed
to secure the playground in lieu of the Park Contribution.
