PLANNING & ORGANISATION COMMITTEE MEETING AGENDA 9 DECEMBER 2014

Biodiversity Overlay (Riparian Buffer Area)
A small portion of the proposed new road and the bio retention basins are within the mapped
Riparian Buffer Area. The code seeks that vegetation of local origin within these areas is
conserved to ensure its ongoing contribution to the natural resources by avoiding edge effects
and incompatible uses in the riparian zone.
The development will require clearing approximately 3 existing native trees within the mapped
buffer area. The clearing is required to accommodate the bio retention basin, which is designed
to treat the water from the development site. This infrastructure is located above the 1%AEP
flood line and is more than 15m from the top of the existing waterway bank.
The location of the basin within this mapped buffer does not conflict with the outcomes of the
code, as there is opportunity for substantial revegetation and rehabilitation of the existing
waterway and associated ecosystem.
