Submission of Opposition to Proposed Function Wedding Venue Development at 658 Louis
Bazzo Drive, Ringtail Creek, QLD, 4565 (Lot 4 on RP160124)

Dear Noosa Council,

lam writing to formally oppose the development of a function wedding venue at 658 Louis
Bazzo Drive, Ringtail Creek. As a local resident, living within walking distance of this property, |
am deeply concerned that this proposal will negatively impact the community, its residents, and
the local environment. My objections are as follows:

1. Noise Pollution

The proposal suggests operation 7 days a week from 11am to 11pm. Party noise, including
music, loud conversations, laughter, and vehicular activity late into the night, will undoubtedly
disturb the peace of our quiet, rural community. Residents who moved here chose this area for
its tranquillity and seclusion, which will be compromised if regular events are held so
frequently. Such continuous noise will disrupt sleep, impact mental health, and erode the
overall quality of life for nearby families. | urge the Council to consider significantly reducing the
operating hours and frequency of events to maintain the peacefulness of this area.

2. Traffic and Road Safety Concerns

Louis Bazzo Drive is already a dangerous road, with frequent accidents and wildlife fatalities.
The increase in traffic from event attendees, staff, construction vehicles, and delivery trucks will
put further strain on this unsafe road. This is especially concerning at night when alcohol
consumption could result in impaired driving, further increasing the risk of accidents. The
narrow Six Mile Creek bridge presents an additional hazard that has yet to be addressed.
Without substantial infrastructure upgrades, the road is ill-equipped to handle the additional
traffic this venue will bring.

3. Negative Impact on Property Values

The value of rural properties in this area is closely tied to their peaceful and secluded nature.
The introduction of a function venue operating late into the night on a regular basis will
significantly detract from the appeal of neighbouring properties. | fear this development will
lead to a substantial decrease in property values for those of us living in close proximity to the
venue.
