Plate 11 – Noosa Bushfire Hazard Overlay

In accordance with the definition in the National Construction Code, a designated bushfire
prone area in Queensland is land which has been designated under a power of legislation as
being subject, or likely to be subject, to bushfires. Construction of a Class 1 dwelling within a
designated bushfire prone area triggers building design assessment under AS 3959:2018.

The Standard provides minimum construction requirements for new habitable dwellings and
habitable building alterations in designated Bushfire Prone Areas. The construction
requirements are intended to improve the performance of buildings subjected to burning
debris, radiant heat or flame contact. Building works in Designated Bushfire Prone Areas must
be built to the Bushfire Attack Level (BAL) construction standard relevant to the building site
as identified by the AS 3959:2018 methodology.
A specific BAL assessment will be required once building plans have been progressed given
the BAL relies on an accurate understanding of the final footprint of the building within the BLE
and is required to be assessed against the active iteration of the Standard at the time of
assessment.
Note rainforest vegetation is not assessable within QLD under AS3959. Based on the
separation to SPP hazardous vegetation identified herein, the BAL for Lot 2 is anticipated to
be BAL Low however this should be confirmed at the time of building certification.
