PO Box 141 TEWANTIN 4565 Date 28/10/2022 Attention: Patrick Murphy Planning Department. Re: Proposed Minor Change Application to existing approval 132003.221152.7 12 Park Road NOOSA HEADS. Proposal: Extension of existing Kitchen, laundry, and subfloor storage area as per plans prepared by Tony Walton Design Job Number 030/21 Dated 05/09/2022 here attached along with completed DA Form 5 Minor Change application Supporting Information: The extension alteration is proposed to improve the livability of the currently very modest living/dining area by moving the kitchen. The Minor Change application attached is made due to the additional floor area being in conflict with AO8.2 of the Low Density Residential Zone Code, and this report prepared by the builder is provided to demonstrate that: 1) Removal of vegetation is not required & 2) The additional Built form will not present an appearance of bulk to adjacent properties, roads or other areas in the vicinity of the site including Noosa Main Beach. Vegetation: The proposed alterations are completely within the existing building envelope and enclosing between two existing external walls. There are no existing trees or shrubs in the area to be enclosed. There is however an existing mulched garden bed which contains some small palms, planted by the owner approximately 1year ago that will be removed. All significant and protected vegetation lies outside of the proposed area to be enclosed and is NOT to be removed or interfered with. The proposed building area is already accessible using existing decks stairs. Therefore there will be no impact on the existing significant and protected vegetation. (See pictures Below)

Image 1 The Proposed addition is confined between the lower section of the building on the left and the upper section of the building on the right. Only the garden bed containing small palms to be removed. Image 2 Close up image similar to Image 1 Note adjacent stair access. The proposed extension is to be fully supported on the existing piers and the new external wall is to be set back approximately 1m from the corner of the lower section. Appearance: As the addition is to be set wholly between the existing lower & upper parts of the building and set back approximately 1m from the end of the building it does not add significant bulk to appearance even when viewed from within the site directly beside the building. (See Image 1 above.) The Upper and lower roof is to be connected in the same line as the existing stairwell at the centre of the building so there will be no increase in the existing building height or change in roof line. The building is well screened by existing trees and vegetation both within the property and outside the property.

The screening from existing vegetation further reduces any visual impact even further. The proposed additions will be hardly visible even from 10 park road (see Image 3 below) which is also owned by the applicant. The additions cannot be seen at all from any other property above or beside the subject property as it is not only concealed by vegetation it is also concealed by the existing building. Image 3 Taken from 10 Park Road also owned by the applicant. This photo was taken at the adjacent boundary and the screening becomes even more dense the further you move away from the boundary. It is virtually invisible from the property 8 Park Road. The proposed additions are completely invisible from the Park Road Street Boundary. Neither are they visible from the other side of Park Road or the Noosa Main Beach. (See Image below.)

Image 4 Taken from the Noosa Main Beach Esplanade directly across Park Road The existing deck on the beach side of the building is partially visible at the centre of this image. However the part of the building where the additions are proposed is not visible as it is completely screened from view by multiple layers of existing vegetation which is to remain. Conclusion: We believe that the proposal will have no material impact on any neighbour or in any way impinge on the objectives of the planning requirements for this site. As it cannot be seen from any vantage point outside of the site and does not increase the overall building envelope or height. Regards Max Bartho Builder QBCC 24420
