Under the draft planning scheme, the site is identified in the District Centre Zone. All of the site is
included within the Mary Street/Thomas Street Health and Wellbeing Precinct. The proposed use
if it were made under the provisions of the draft planning scheme would be an inconsistent use

all of the Shire with the exception of Lionel Donovan Drive Auto Precinct.

issues raised by submitters.
Matters Raised Comments
Letter of support 20 of the total 21 submissions made were in support of the
application. The proforma submission letter states that the submitter
“regard[s] it as worthy of the community’s backing” and that the
“redevelopment would make a valuable contribution to the local
economy and improve the character of this important corner in
Noosaville”.
Concern relating to amenity of The submitters identify that they are owners of a unit adjacent to the
neighbouring residential premises and raise concerns around the use of the 3m wide
development during construction easement between the subject site and 255 Weyba Rd, Noosaville
during construction. The submitter requests clarification as to what
the builder will do to stop the easement being used during
construction with potential to damage their new fence and the
proximity to the clothes line in the rear courtyard of their property.
The submitter also seeks clarification as to when the 3 metre
acoustic barrier will be installed.
In consideration of the concerns raised in the submission it is
considered that conditioning the development to install the acoustic
barrier after demolition and prior to any further building works
commencing is a reasonable requirement. This will allow noise and
dust to be minimised during the period of construction. While it is
understood that noise may result from the demolition of the existing
premises, the period of time that this will be undertaken would be
far less than the rebuilding phase. Further, the northern boundary of
the site would be more readily accessed for installation of the
acoustic barrier after the existing buildings have been removed.
