PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 10 DECEMBER 2019 6. CONCLUSION & REASONS FOR DECISION The application seeks approval for Retail Business in the form of a service station and shop which are consistent uses in the Business Zone, but inconsistent in the Mary/Thomas Street Precinct. It is recommended that the application be approved as a service station currently exists at 54 Mary Street whilst a vehicle hire business currently operates at 52 Mary Street. The subject site is suitably situated on a corner and is located on the major road network. The proposal also provides for a significant improvement to the current built form and results in improved amenity outcomes for adjoining residents. The applicant has demonstrated that the service station can operate without adverse effects on the major road network with safe vehicle and tanker access and the queuing and manoeuvring being wholly within the site. The built form, layout, and landscaping all comply with The Noosa Plan. Where impacts have been identified, appropriate reasonable and relevant conditions have been applied. The proposal does not raise any other significant planning concerns and is recommended for approval, subject to conditions.
