The subject site has a 1.2M slope from the north-western corner (the corner of Elm Street and
Diamond Lane- high side) to the south-eastern corner of the subject site on Opal Street (low
side).
As seen in Figure 2; The subject site is located along a ridge line in the local catchment area-
being that the overland flow from the railway line falls towards the site, but then splits to travel
down Opal Street (and through the properties to the south) or travels to the north and down
Tewantin Road/Diamond Lane (and through the properties further north).
Run-off from the existing Motel/Caravan site was by both downpipes/driveway pits into an
underground piped stormwater system that connected into the existing underground piped
stormwater network. Landscaped areas also drained from the site as overland sheet flow,
exiting the site via the driveway onto Opal Street (south-east corner) or along Diamond Lane
(along the northern boundary).
Local underground stormwater infrastructure exists along Opal Street, commencing at the
corner with Elm Street. It is proposed to connect the subject site’s new underground
stormwater discharge point into the existing stormwater drainage pipe/pit near the proposed
site entry driveway near the south-eastern corner of the site on Opal Street.
