MCU260003 - Response to Information Request

of 5
The revised plans show a 1.0m timber fence paling fence adjoining the rear boundary facing the community
title public space, which is compatible with the Local Heritage Place (refer Attachment 1). While this is a
requirement under the Community Facilities Zone Code1, it is not a standard requirement for the use of land
for the purpose of a dwelling and secondary dwelling but is provided in any event.

Item – Access

It appears that to achieve access from Grady Street will require profiling to manage the site levels that are
between 66m AHD to 70m AHD along the southern (rear) boundary.

Information Required

      8. Provide details of the proposed cut and fill required to achieve the proposed crossover and driveway
         from Grady Street.

Response:

The design of the driveway crossover from Grady Street, including the installation of a 375mm reinforced
concrete pipe (RCP) culvert with precast headwalls, stone pitched inlet and outlet protection, and associated
earthworks to achieve suitable grades and transitions, has been designed by Stanford Consulting (RPEQ)
(refer Dwg No. 2327 C01 – Revision A - Attachment 2). The engineer has also provided supporting
correspondence in response to the relevant assessment benchmark under the Driveways and Parking Code
(refer Attachment 3).

The revised plans demonstrate minimal disturbance to the road reserve, with finished surface levels graded
to achieve safe vehicle access while limiting cut and fill to only what is necessary to meet Council’s maximum
grade and transition requirements. The plans show the relationship between existing ground levels and
proposed design levels, enabling a comparison of the extent of earthworks to be undertaken. Any works
within the road reserve are confined to the construction footprint of the crossover. Any disturbed verge areas
can be rehabilitated following construction.

Given engineering design plans have been provided by an RPEQ and as discussed with Council officers, there
should not be a need to submit a further application for operational works. A condition/s of approval can be
provided requiring the crossover to be constructed in accordance with the proposed design.

Item – Landscaping

The proposal generally indicates that the development can achieve a minimum of 20% of the site as landscaped
area (in accordance with PO6 of the Low Density Housing Code), however insufficient information has been
provided to demonstrate how soft landscaping will be provided and maintained.

Information Required

      9. Provide a Concept Landscape Plan in accordance with the Landscaping Planning Scheme Policy (PSP2),
         and that demonstrates the following:
            a. Minimum 20% of soft landscaping is provided within the site, including garden areas and
screening to surrounding land uses; and
            b. Landscaping is compatible with the scale and design of the relevant architectural era.
