PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 11 DECEMBER 2018

     2 Site Description

The subject site is a 592m? residential property located at 42 Seaview Terrace (Lot 57 on RP81810),
Sunshine Beach. Figure 2-1 shows the location ofthe subject site.
Sunshine Beach is located immediately south of Noosa Head and has an east-south-easterly aspect
which is exposed to the predominate south-easterly swell experienced along the south-east
Queensland coastline. The beach is a wave dominated system backed by low frontal dunes and very
high secondary dunes (i.e. 20m or higher). Development on Seaveiw Terrace, including the subject
site has occurred, along the ridge of the secondary dune and is therefore elevated at approximately
     20m AHD.

Asmall ephemeral creek crosses the beach to the south of the site. This creek is observed in aerial
photography to meander north and south across the beach.

    2.1.__Coastal Mapping Layers
The Department of Environment and Science (DES) has undertaken mapping of the coastal
management district, erosion prone area and coastal building lines along the Queensland coast in
accordance with the provisions of the @astal Protection and Management Act 1995. In this
instance, the site is located entirely within the mapped coastal management district and erosion
prone area for this section of coast (refer Figures 2-2 and 2-3, respectively).
The erosion prone area mapping is based on Erosion Prone Area Plan Number NOS3A Map |
prepared by DES(refer Figure 2-4). The Plan shows the erosion prone area for Sunshine Beach is
175m in width and is measured from the seaward toe of the frontal dune (i.e. the seaward edge of
spinifex grass is used for this purpose).
