PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 12 SEPTEMBER 2017
The pertinent issues arising out of the assessment are discussed below:
Setback Encroachments
The dwelling contains setback encroachments on the north-east elevation of the building. On the
first floor, the living area and bedroom 1 encroach into the 1.5m setback by 0.1m and bedroom 2
by 0.2m (Refer to Figure 6). On the second floor, the master bedroom encroaches into the 2m
boundary setback by 0.1m and the balcony adjoining bedroom 3 encroaches by 0.7m (Refer to
Figure 7).
The balcony encroachment on the setback is considered minor in comparison to the overall size
and scale of the dwelling. While there may be some potential opportunities for the residents to
overlook into the private open space of the adjoining property to the east, these minor setback
variations do not greatly contribute to this potential. The dwelling has also been orientated
primarily towards the ocean which is considered to be the main focus point from the balcony
areas.
