PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 12 SEPTEMBER 2017
Figure 7 – Second Floor Setback Encroachments
Building Height
The building height of the development exceeds the 8 metre limit, with the finished roof height
being 10m. The applicant proposes to reduce the building height to 9m which is a reasonable
height given the site’s slope (Refer to Figures 8, 9 and 10). The applicant recently varied the
colour of the walls on the building to break up the appearance of building bulk and wall height. In
addition to the variation in wall colours, the applicant has articulated the front of the building with
a box window surround and proposed to convert the current water pond feature at the entry
stairway into a planter box. The alterations are intended to break up building bulk and wall height
(Refer to Figures 11, 12 and 13) and with hose completed have already improved the building’s
presentation to the street, minimising the visual impacts of the building. The presentation of the
pool wall to Seaview Terrace could also be further visually softened with planting of street trees.
