Appendix D Engineering Site Servicing Report
PROPOSED DEVELOPMENT A site classification report was undertaken in order to adequately determine the size required for the soakage pits promote groundwater infiltration and minimise the overland flow discharging onto the downstream neighbouring property during frequent rainfall events. The soakage pit will have a volume of 3m3. Runoff from Lot 2 will discharge into a second new 3m3 soakage pit. Each soakage pit is required to be located at least 3m from the property boundaries. The Queensland Urban Drainage Manual (QUDM 2017) classifies soakage pits as an acceptable method of discharging stormwater from a property (Level 1 drainage solution). The proposed soakage pits therefore constitute the lawful point of discharge for each lot. The proposed stormwater discharge solution is not expected to create an adverse impact to the downstream neighbouring property. In fact, it is envisaged to improve the current situation because the downpipes on the existing dwelling discharge straight onto the ground. The proposed stormwater network design is represented on the engineering drawings provided in Appendix A. 2.5 Sewerage There is currently a sewer main traversing the property. As part of the ROL, the house drain from the existing dwelling is to be disconnected from the current property connection as it would need to cross into Lot 2 and would become a combine drain. The existing dwelling on Lot 1 will be reconnected to a new property connection. The existing property connection will remain to service Lot 2. The proposed sewerage network design is represented on the engineering drawings provided in Appendix A. 2.6 Water There is an existing DN100 VC reticulation water main along the full extent of Butler Street on the opposite side of the road. There is also a DN300 AC trunk water main along the full extent of Butler Street fronting the property. The existing water meter for Lot 1 will be retained, and a new water meter and service will be provided for Lot 2. The closest fire hydrant is directly opposite the subject site on the reticulation main which will ensure the development meets all firefighting provision requirements. The proposed water design is represented on the engineering drawings provided in Appendix A. 2.7 Electricity Energex are the service authority responsible for planning and approval of electricity supply to service the development site. There is existing overhead electricity supply infrastructure along Butler St, which currently supplies the existing dwelling in Lot 1. It is proposed that this overhead supply will be utilised to provide connection for Lot 2. 2.8 Telecommunications The DBYD search identified that there is an existing Telstra cable bank on the western side of Butler Street and an existing NBN connection to the property. With the implementation and roll out of the National Broadband Network (NBN), the development site will be subject to application and formal Agreement with NBN Co. NBN compliant pit and pipe infrastructure will be designed and installed in conjunction with the electrical reticulation. Telecommunications infrastructure required for the proposed development will be designed by a suitably qualified telecommunications engineer during the detailed design phase.
