Overlay Code
associated with the waterway;
ii. the proposed common boundary between
Lots 3 and 4 follows an existing farm fence
line and will not result in any additional
clearing beyond that which may otherwise
be exempt for the maintenance of a
boundary fence; and
iii. the lot design ensures that proposed Lot 3
can retain the existing dwelling house, while
proposed Lot 4 contains a large
unconstrained house site adjacent to the
road frontage, thereby avoiding the need for
future dwelling works to encroach into the
more sensitive parts of the site;
(b) the proposal will maintain ecological linkages
along the western boundary of the site and the
gully lines located through the central and
western parts of the site;
(c) the proposal will not impact on riparian
vegetation associated with the mapped
waterway and will maintain the existing
ecological linkage in its current form; and
(d) the proposal will maintain an appropriate buffer
to the mapped waterway.
AO6.2 - Not applicable / performance outcome.
Rehabilitation works are not proposed because the
development avoids direct impacts to the riparian
buffer area. The retention of the riparian area and
avoidance of vegetation clearing is considered
sufficient to protect the relevant values for the
purposes of PO6.
AO6.3 - Not applicable.
