Notice of Submission of Objection to the Proposed Hoteしat Noosa Springs

Appしication Reference: MCU21 /01 10
Material Change of Use ‑ Resort Compしex (112 units)
61 Noosa Sp「ings Drive
Noosa Heads
Lot 4 on SP178340

Our objection to the Development App=cation for a Mate「iaしChange of Use for a
̀̀Boutique Hoteし (Resort Compしex) at the Noosa Springs Goしf & Spa Resort centres on 2

aspects in partうcular:"

    1. Access ond 7‑roげjc Nojse
Aしthough hotel guests w岨be weしcomed at the main entrance on Links Drive aしし
Service vehicしes are to be directed down Resort Drive. As stated in the appしice面on,
the main entry f「om Resort Drive to the south is with an existing service road to
the back of the sjte near the existing swim pooしa gymnasium a「ea. The hoteし
Se「Vice vehicles w岨adversely impact nearby residential properties at Parkridge.
Noise f「om the Noosa ;p「ings swim pool & gymnasium is aしready causing concem
and the additiona川oteしservice vehicles w岨add significantしy to this issue.
We consider both the Noise Impact Assessment and the Traffic Engineers
Assessment to be inadequate in assessing the adverse impact on nearby residentiaし

PrOPerties and on traffic voしumes on Resort D「ive caused by the service access
being located at the southem end of the site. A prefe「abしe access point from
Re§O「t Drive wouしd be at the north end of the site far away from any residences
through the existing upper ca「park area.

   2. Porking
We see this as an existing issue that w岨be exacerbated by the inadequate
increase in parking offered in the proposaし. Existing car park spaces are 220 a onしy
25 additionaしspaces are to be provided for guests a staff afte「 compしetion of the
hoteしwith l12 accommodation units. Although the ̀̀car parking space rate is not
§PeCified in the Noosa ;hire for a Resort Complex , it is unreaしistic fo「 the

PrOPOSaしto use a rate of l car space per 4 dwe冊ng units(as specified by the Goしd
Coast Counciし) to justify the inadequate additional ca「 park spaces.
It is aしSO unreaしistic to think the transport reしated strategies nameしy mopeds,
eしe⊂t「i⊂ bjkes & shuttしe buses as mentioned in the proposal, W岨be wideしy used by
       しuxu「y styしe hoteしguests.
Currentしy car parking on both sides of Resort Drjve adjacent to the gymnasium &
SWim pooしis a probしem. T「affic flow is often restricted to one way and an
increasing safety issue is apparent・ This has been ignored by the Traffic Enginee「s
Assessment in the proposaしand with significant hoteしSerVice vehicしe activity,

       Parking 「estrictions on Reso「t Drive w岨become a nece;;ity.

We object to the proposaしon these grounds and hope that they can be addressed and
CO「「eCted before finaしapprovaしby counc旧s conside「ed.
