Dear Nadine,
Re: Bushfire Hazard Assessment – Lakelands Resort, 396 Lake Cooroibah Road,
Cooroibah – Change to Approved Development
Rob Friend & Associates Pty Ltd has been asked to undertake an assessment of the bushfire hazards relative to
the proposal to change the existing development approval for the above site.
A site inspection was undertaken on the 14 February 2019 to ascertain the validity of the bushfire hazard
mapping over the property and adjacent properties as mapped in the Noosa Plan (2016) Natural hazards overlay
mapping. We also considered the relevance of the State Planning Policy (2016) Natural Hazards, Risk and
Resilience bushfire hazard mapping.
Development Proposal
The landowner is proposing a change to the previously approved application over the subject site for 25 visitor
cabins, a manager’s residence and community facility to glamping tents in substitution of permanent visitor
cabins. Key aspects of this application with regard to bushfire include: -
i. All tenting structures are located away for the edge of the adjacent hazardous vegetation,
ii. The tenting structures or Glamping are canvas tent structures with an iron or similar roof to provide
longer term protection from the sun and rain located on a timber or similar base with a small timber
veranda at one end.
iii. Two water tanks are proposed with an internal ring main to provide water too all tenting structures and
the other structures within the site,
iv. A swimming pool is also proposed in the central portion of the site,
v. The site has ingress and egress onto Lake Cooroibah Road to the west.
