4. POTENTIAL IMPACTS AND MITIGATION MEASURES
4.1 Introduction
For the purposes of the development approval, clearing will be restricted to within the site (as per
Council’s approval).
Standard best environmental practice measures (associated with vegetation management) are to be
implemented in accordance with Council’s approval.
4.2 Potential Impacts Analysis & Proposed Management
Management and mitigation of the potential impacts will be enforced through approval conditions,
standard best-practice design and construction.
The primary mitigation (or avoidance) measures are summarised below.
• Clear demarcation of the area to be cleared/retained prior to construction/clearing
operations;
• Establishment of permanent fencing/barrier for allotments immediately adjacent to the
conservation land in the southwest (i.e. allotments 13, 14 and 15);
• Management of fauna during clearing (e.g. fauna spotter/s, pre-clearing surveys, etc.);
• Erosion control measures associated with the drainage line in the west;
• Stormwater management to ensure no adverse impacts to drainage line to the
west/southwest;
• Landscaping within the development area to include the use of suitable native species; and
• Implementation of measures within the approved Open Space Management Plan.
