PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 7 JUNE 2022
The anticipated additional demand on street parking is not considered compatible with high density living
neighbourhoods and will impact amenity currently afforded to nearby residents that may seek to utilise on
street parking for visitors to their residence etc. Therefore, the proposal doesn’t comply with PO3 on the
basis that carparking demand will cause unreasonable impacts.

4.1. Referral Agencies
Not applicable
4.2. Internal Council Referrals
The application was forwarded to the following internal Council officers:
Brad Geaney – a building works application is required, if the development is approved.
Mark Lewis/Diogo Carico – Development Engineering - carparking
5. CONCLUSION & REASONS FOR DECISION
Whilst the proposed use of the dwelling for a Home Based Business is generally supported by the
provisions of the planning scheme, the development is unable to overcome the shortfall of the
required car parking space, needed to support the use of the Home Based Business in conjunction
with the residential use therefore, the application raises significant issues in relation to car parking
demand that cannot be addressed by reasonable and relevant conditions. The application is
therefore recommended for refusal.
