PLANNING & ORGANISATION COMMITTEE MEETING AGENDA 16 September 2014

                Setbacks
The Noosa Plan seeks side setbacks for Multiple Dwelling Units are half the height
in metres at that same point.
The upper floor roof of unit 3 is 7m in height and only setback 3m (required 3.5m).
This part of the building is 7m in length and is stepped in 1m from the ground floor
roof line. The wall along this plane is weatherboard and does not include any
windows for overlooking into the neighbouring 3 unit development at 32 Nannygai
                Street.
The ground floor roof of the units includes a pitched roof with a height of 4.6m
which is only setback 1.95m (required 2.3m). The floor to ceiling height complies
with the setback requirement; however the roof pitch means that a small portion of
the gables do not meet the probable solution. This design element allows for a
pitched roof design that respects the existing residential amenity.
It is further noted, that a duplex on the same site would only require a 1.5m
setback to this ground floor and 2m to the first floor roof, which the development
                complies with.
The overall design varies the building setbacks for all units and allows for
landscaping between the buildings and the boundaries, preserving the visual and
amenity of adjoining and nearby properties. The proposal meets the corresponding
Specific Outcome O9 relating to setbacks.

Residential The proposal is compliant with the Code. General conditions are recommended
Uses Code pertaining to waste management, fencing & gates, screening of mechanical plant
and equipment associated with the development.
                                         2
Landscaping The code requires 528m of landscaping is provided for the multiple dwelling units.
Code The proposed development meets the landscaping requirement, and provides for
60% of soft landscaping, which is compliant with table 14-54 of the landscaping
code. The proposal also provides a standard 6m width with a minimum 3m width
consisting of soft landscaping to the front boundary and 2m width to the rear
boundary. Appropriate conditions are recommended pertaining to street trees,
                plantings and maintenance.

Engineering and Operational Works
The applicant’s consultant engineer has indicated that the intent is to regrade the surface
level of the site and ensure all runoff is discharged to Nannygai Street and not adjoining
properties. The proposal complies with The Noosa Plan requirements for Operational Works
and relevant conditions have been included.
