Log in to see the plans as drawn1.0 Introduction This report has been commissioned by The Planning Place, in planning for the proposed construction of a Class 1 building on Lot 6 on RP204676 (the “Subject Lot”). Noosa Council (NC) bushfire hazard overlay mapping classifies part of the Subject Lots as “bushfire prone area” (BPA) as a consequence of falling within areas of “High” potential fire line intensity. The hazard mapping is based on Queensland Government State Planning Policy (December 2013, latest version December 2019) accompanied by A new methodology for State-wide mapping of bushfire prone areas in Queensland (CSIRO 2014). The designation by Council of land being “bushfire prone” invokes the Building Code of Australia (BCA), requiring compliance with its bushfire related functional performance objectives and with AS3959-2018 Construction of buildings in bushfire prone areas providing “Deemed to Satisfy” construction solutions. The scope of this requested Bushfire Management Plan extends beyong BAL determination for construction. This assessment serves to determine the Bushfire Attack Level (BAL) requirement for the proposed building under AS3959-2018. 2.0 Site and Development Description 2.1 Property Description Site ID: Lot 6 on RP204676 Current address of property: 1179 Louis Bazzo Drive, Cootharaba, QLD 4565.
