40% site cover provisions for development not exceeding 2 storeys in other areas.

This outcome is also supported by specific outcome O6 which provides “the site cover, gross floor area and
plot ratio of buildings and other roofed structures – a) results in a building scale that is compatible with
surrounding development.” The proposed development will remain consistent with this outcome.

In the circumstances, it is suggested that to the extent that there is any conflict with the planning scheme
it must be minor or of a technical nature only.
