Security of housing is important to most people, however needing assistance, also require the ability to
make modifications to their dwelling to accommodation their needs, maximise comfort and allow them
to function independently in their own home.

While severe disabilities can be a barrier to participation in the labour force, those people needing
assistance are more likely to be employed part time than full time. Workers with a need for assistance
are more likely to need buses or taxis and are more likely to walk, catch a lift with other drivers or use a
combination of travel means to get to work than the general population.



Meeting the challenge

The proposal for 25 & 27 Toolar Street incorporates all abilities living providing accessible housing for
those people needing assistance and adaptable housing for those wanting to age in place. Universal
design principles will be incorporated into the building design form the outset alleviating the need for
costly retrofitting down the track.

The purpose of universal housing design is to maintain and enhance the overall comfort of the resident,
provide added safety and liveability of their home. As the needs of the resident changes, the features
and design considerations built into the home will allow the living spaces to be more easily and cost
effectively adapted to meet changing needs and abilities. Each dwelling will be fitted with a smart home
system which can be upgraded as the resident’s needs change.

Each dwelling will be designed in line with the Liveable Housing Guidelines providing design solutions
accommodating a varied level of need rated as silver, gold or platinum

The seven (7) core design elements of the liveable house concept include:

    •    A step free path of travel from the street or parking area to dwelling entrance;
    •    At least one step free entrance into the dwelling;
