Front
Setback to the wall on the road frontage exceeds the minimum requirement at 6.5m. Minor
encroachments include the roof overhang on the upper level, the upper level balcony, partition wall, and
window hoods. The minimum setback to the outermost projection is 3.545m to the overhang of the
upper level roof. This is consistent with similar road setbacks in Toolar Street which range between
2m and 6 metres. The existing dwellings on the site are setback approximately 4.6 and 4.8m
respectively from the front boundary. The main building wall of the proposed units is located further
back with balcony and roof overhangs providing articulation, weather protection and depth in the front
façade of the building without unduly imposing on the visual amenity of the streetscape. A substantial
area of landscaping is proposed in the front setback area and provides screening and a softening effect
on the built form.
