7.2       Category of Assessment
Pursuant to the Noosa Plan 2020 Table 5.5 Categories of development and assessment – Material
Change of Use, the application constitutes assessable development requiring Code Assessment against
the applicable benchmarks. The overlays applicable to the proposed development do not change the
category of assessment.

acceptable solutions are not met, an alternative solution demonstrating compliance with the
performance outcome is provided including sufficient planning grounds to justify any conflicts. Where a
performance outcome is not met, sufficient grounds to justify the conflict is provided, demonstrating
compliance with the purpose of the code.

The subject land is included within the Medium Density Residential Zone. The proposed development
advances the purpose of the zone insofar as the proposal,

          ‘provides for medium density multiple dwellings’.
