The proposal is within the planned density and demand generation rate for the trunk infrastructure area
in the Coastal Projection area. The planned transport network demand generation rate for Medium
Density residential is 4 vehicles per day per dwelling.

The statistical research conducted in the development of the site to accommodate residents requiring
assistance and with mobility limitations indicates that those people are more likely to utilise alternative
and public transport options than their own private vehicle use. While this may not be completely
eliminated, the close proximity of the site to the town centre, public transport and other transport options
increases the chances of lower vehicle use.




7.5      Applicable Overlay Codes
              Acid Sulfate Soils Overlay Code
The Acid Sulfate Soils Overlay applies to the assessment of this application. The site is located in Acid
Sulfate Soil Area 1 (elevation above 5 metres and below 20 metres AHD).

Excavation and filling associated with the Material Change of Use has been minimised with the
earthworks across the site being stepped down the slope to minimise the cut of the natural ground level.
The work will be carried out in accordance with best practice and the Queensland Acid Sulfate Soils
Technical Manual. Should an operational works application be required, the applicant will provide any
further details required at the time of application of the OPW.
