FIGURE 5: PROPOSED CHANGE (SOURCE: RICHARDS AND SPENCE ARCHITECTS, DRAWING NO.
SD-A-01-01-G – SD-A-01-07-G, REV. J, 5 JULY 2023).
2.4 SUMMARY
The assessment of potential impacts in this report will be limited to the proposed change,
as only the additional impacts beyond the impacts of the approved development can be
permissibly assessed. As such, the proposed changes can be described as follows:
● A decrease in development footprint of 7,970 sqm 2 (34%), due to the additional
retention of vegetation along the perimeter of the site boundary.
● An increase in development footprint of 74 sqm (< 0.5%) to allow for driveway
access.
2 Based on the total development footprint area indicated on the architectural plans. It has been assumed that earthworks will be
largely confined to the development footprint, however, some additional works may be located outside of the development
footprint to allow for access and services, such as, stormwater.
