SETTLERS COVE NOOSA
Landscape Master Plan

The accesses referred to above servicing the Single Residential Lots from Banksia
Avenue should only apply to Lots 1-13. Although lot 14 has a boundary to Banksia
Avenue and is stated in 23116 DA condition 22.5.1 that a driveway and access path is
permissible from the existing Banksia Avenue, it would be environmentally
advantageous to protect existing vegetation in the “Private Open Space for Conservation
and Waterway Protection’ strip in question. Therefore the proposed driveway access to
lot 14 should be gained from the proposed Grosvenor Terrace.

Council has also placed a condition of approval to clearly separate “Private Open Space
for Conservation and Waterway Protection” from “Building Envelopes’. In the condition
repeated below “selective clearing areas” are now known as Building Envelopes in the
Master Plan, refer to appendix 1..

23116 DA condition 22.3
Separated from the selective clearing area by a fence at least 1.2 metres
in height (other than the 4 metre wide strip adjacent lots 1 to 14 and
Banksia Avenue). A gate may be permitted in the fence for access
purposes pursuant to condition 17.2.

Separation of Residential Single Lot Building Envelopes from the Private Open Space
for Conservation and Waterway Protection area in lots 1-12, 15, 24-33 will be achieved
through positioning a fauna friendly fence and gated access (gated access only required

‘to.those lots where Private Open Space for Waterways Protection areas are adjacent to

public access tracks or fire breaks) along the separation line.

‘The fence will be constructed by the Developer shall be in accordance with the following
specifications:

Hardwood posts with chamfered edges concreted into ground

Dimensions - 100 x 100 x.min.1800mm

1250mm height above ground

1800 - 2400mm centers

3 strands of fencing wire evenly spaced with bottom strand min. 300mm
above finished ground level.

¢ One gate per lot shall be provided preferably over service line

max. 1200mm wide (gate only required if access through lots Private Open
Space for Conservation and Waterways Protection Areas leads to a public
access track or fire break).

The separation linefence just described can be easily retrofitted by future lot owners to
suit a variety of applications but must continue to function as a fauna friendly fence.

Any additional fencing constructed through the “Private Open Space for Conservation
and Waterway Protection Areas” within the Residential Single Lots must be along
property boundaries, must be fauna friendly with gated access and be in accordance with
fence specifications above.
