SETTLERS COVE NOOSA
Landscape Master Plan

21.2 High Density Residential - Private Open Space for Conservation and
Waterway Protection

Separating the proposed “High Density Residential building envelopes’ from the “Private
Open Space for Conservation and Waterway Protection” is to be a 1.2m high fence as
requested by Council - 23118 DA condition 19.3. The fence is to deter unauthorised
people from entering the area except for the proposed pathway access / boardwalk
within High Density Lot 6. The fence shall be fauna friendly and have lockable gates
accessible to authorised personnel only.

The preferred treatment to delineate and protect the” Private Open Space for
Conservation and Waterway Protection” is through constructing a custom designed
fence along the separation line. The fauna friendly aspect will allow free movement to
Koala and many other species.

To achieve the above requirements the fence shall be in general accordance with the
following points:

Powder coated (black or green) modified pool fence panels (900mm high)
Vertical bars 100 — 150mm spacings

Bottom rail at 300mm above ground level

Top rail to be 1200mm above ground

Posts at 1800 - 2400mm centers

Durable construction and welt finished for safety and aesthetic considerations

To inform people that access to unauthorised personnel is prohibited the fence is to
have approved signage installed. The location of lockable gates within each of the High
Density Residential Lots will be provided along with full construction details in landscape
operational works plans for Council approval.

22. HABITAT ENHANCEMENT FOR NATIVE FAUNA

The primary objectives for fauna management of the Settlers Cove site as outlined in the
Fauna Management Plan are to:

e Provide suitable sustainable habitat and linkages for all fauna adjacent to and
integrated with the development.
e Protect all fauna prior to and during clearing/development.

Within the landscape, particularly the High Density Residential Building Envelopes, there
is the opportunity to enhance habitat especially through the use of indigenous flora as
listed in the Primary Native species schedule. Among the species listed are many that
provide a variety of food and habitat attributes for many local animals.
