1 INTRODUCTION
This Site Based Stormwater Management Plan (SBSMP) has been prepared for the proposed
Reconfiguration of a Lot and Mixed Use Development at 215 David Low Way, Peregian Beach, to
investigate impacts the development will have on stormwater quantity and quality as supporting
documentation for the operational works application.
The objective of this SBSMP is to confirm the development will not impact environmental value
of the receiving waters throughout construction and operational phases of the development. This
SBSMP will also confirm the mitigation measures to ensure post development peak outflow
conditions are less than pre development peak outflow conditions.
In order to achieve this objective, this SBSMP:
1. Describes the environmental setting of the development site and precinct;
2. Describes the nature of the proposed development as it relates to stormwater quality;
3. Confirms the detention volume designed to achieve the pre development outflow in the
post development state; and
4. Identifies potential sources of contaminants and describes site management techniques
designed to achieve the site specific water quality objectives.
The proposed development has been assessed against the following guidelines and planning
documents:
1. State Planning Policy 2017 (SPP 2017);
2. Urban Stormwater Quality Planning Guidelines 2010;
3. The Queensland Urban Drainage Manual (QUDM); and
4. The Noosa Plan Planning Scheme Policies, Standards and Codes.
