Issue – Site Cover
4.Provide updated plans complying with site cover provisions of Noosa Plan

updated.
We have opted for a 50% 30% layout. We have a minor exceedance to

2% exceedance over the combined upper and lower floor.

2020 definition for site cover, including roofed unenclosed areas.

Issue – Setbacks
6.Provide updated plans complying with the front and side setback
requirements of the Low-Density Residential Code.
We have removed bulk by reducing the size of the building.
We have a minor exceedance to the front setback; the front eave of the
building is encroaching into the front setback 600mm.
All eaves on the side and rear have been reduced to comply.
Issue – Roof Terrace
7.Provide updated plans removing the roof terrace. Alternatively, provide
evidence that the proposal does not create opportunities for residents to
overlook the private open space or view into habitable rooms of neighbouring
properties. In this regard, sightline diagrams should be provided.
Please see sections and Sheet C10.0 showing roof deck design and
views.

We have detailed how a person on the roof deck would not be able to
overlook into the neighbouring buildings.
This is achieved by having a screen set in front of the balustrade.
Issue – Excavation in the road reserve
8.Provide updated plans reducing the proposed excavation in the road
reserve, including along the boundary frontage (in front of the fence) and for

also showing the location of the services.
9.Provide updated plans removing the need for retaining structures within
road reserve

reserve (both above and below ground level) that may be impacted by the
proposed works.
