MATERIAL CHANGE OF USE TO ESTABLISH MULTIPLE HOUSING & VISITOR ACCOMMODATION 215 DAVID LOW WAY, PEREGIAN BEACH 14 2.4 Proposal Overview 23. The subject application seeks approval for a Reconfiguration of a Lot (1 Lot into 29 Lots and Access Easement) and Material Change of Use to establish Multiple Housing (27 x Type 4 Conventional Units), Visitor Accommodation (20 x Type 4 Conventional Units) and shared Multiple Housing & Visitor Accommodation (14 x Type 4 Conventional Units) at 215 David Low Way, Peregian Beach. 24. The intention of the proposal is to develop the site as an integrated residential development, which includes a number of residential accommodation types, including traditional units, detached dwellings and short‐term accommodation, within close proximity to shops, public open space and public transport associated with the Peregian Town Centre. 25. As demonstrated in Figure 4 below, the proposed development is integrated with the existing Peregian Village Market development (Council Ref: MCU13/0251), with access to the development obtained via the approved access point for the shopping centre and existing road infrastructure (Sandpiper Court). 26. Further, the proposed development will positively integrate with the planned ‘Rufus Street Public Precinct’ (Figure 5 below), with the proposed development providing public footpaths that traverse through the subject site and connect with the footpaths associated with the Rufus Street development. An application for the ‘Rufus Street Public Precinct’ was approved by Council on 25 July 2016 (MCU16/0044), with a subsequent Operational Works application approved by Council on 14 December 2016 (OPW16/0246). 27. The applicant has been actively involved in Council’s master planning process, through attendance at various workshops and providing formal input into the design and integration with the subject site.
