An Economic Needs Analysis has been prepared in support of the development application. A review of the Economic Needs Analysis prepared by Urban Economics (Appendix 3), has indicated that there is a ‘limited supply’ of short‐term accommodation establishments, as well as residential offerings available in the Peregian Beach area, and there is a need for an additional 220 short‐term accommodation rooms, within the Noosa Shire between 2016 and 2025. 55. It is Urban Economics’s opinion that the proposed development would not have a significant impact on the existing network of commercial accommodation within Peregian, but rather would add value to the mix of short term accommodation solutions in contributing to the role of Noosa as a premier tourist destination on the Sunshine Coast and in maintaining the boutique and village nature of Peregian Beach as a specialist destination within Noosa Council. 56. Further, it is noted that there is a significant gap in the residential market within Peregian Beach, which has resulted in a high median house price of $695,000. It is noted that this is 50% higher than the median house price for the Local Government Area (LGA) of the Sunshine Coast, 37% greater than the Gold Coast THOMCO (NO 2087) PTY LTD DECEMBER 2016
